Solutions for Self-Storage Facilities
Smart gate access control for self-storage facilities
Nimbio retrofits your facility’s existing entrance gate into app-controlled, cloud-managed access over cellular LTE. Issue every tenant their own digital key from the Cloud Portal, revoke it in seconds when they move out, and pull a full 24/7 access log — or connect Nimbio’s REST API to your leasing software to automate issuance and revocation entirely. No shared codes, no rekeying, no Wi-Fi required.
What does Nimbio secure at a self-storage facility?
Nimbio replaces the shared keypad code at your facility’s vehicle gate, pedestrian gate, or other main entrance points — the choke point every tenant and visitor has to pass through to reach the property. Instead of one code the whole facility shares (and rarely changes), every tenant gets their own digital key, issued and managed from the Cloud Portal. Give a key a scheduled expiration date so it deactivates on its own, or connect Nimbio’s REST API to your leasing or facility-management software to automate issuance and revocation entirely.
Nimbio does not control individual unit doors. Storage units continue to use their own padlock or cylinder lock, tenant-supplied, exactly as is standard across the self-storage industry — a cellular controller on every single unit door isn’t cost-effective at facility scale, and Nimbio doesn’t currently integrate with per-unit lock hardware. Where Nimbio delivers the most value is exactly where most break-ins and access issues actually happen: the perimeter.
Individual tenant keys
Issue every tenant their own digital key from the Cloud Portal. Give it a scheduled expiration date so it deactivates on its own, or connect Nimbio’s REST API to automate issuance and revocation directly from your leasing software.
- ✓Optional scheduled expiration date per key
- ✓No shared code for the whole facility
Full entry audit trail
Every gate open is logged with tenant identity and timestamp. When a unit is broken into or a dispute comes up, pull the exact access history for that gate instead of guessing who was on-site.
- ✓24/7 access logs from the Cloud Portal
- ✓Every entry timestamped and attributed
No on-site network needed
Most self-storage gates sit far from an office or any wired internet. Nimbio runs on a pre-installed multi-carrier LTE SIM, so there’s no Wi-Fi bridge, no Ethernet run, and no dependency on facility internet uptime.
- ✓Works at remote or unmanned facilities
- ✓Keeps your existing gate operator
How do facility managers handle move-ins, move-outs, and visitors?
The Cloud Portal gives on-site and remote managers everything they need to run gate access for a facility without staffing the gate 24/7.
- ✓Move-in activation: issue a tenant’s digital key from the Cloud Portal the moment their lease is signed, no waiting for a keypad code to be programmed
- ✓Move-out revocation: revoke a tenant’s key from the Cloud Portal in seconds, or give it a scheduled expiration date up front so it deactivates on its own without a manager taking action that day
- ✓GuestView video for visitors and vendors: movers, auction buyers, and delivery drivers scan a QR code or tap NFC at the gate and reach a manager or the tenant by video call (one-way by default, two-way optional) — no shared code to hand out
- ✓Multi-site management: operators running several facilities manage every gate from one dashboard instead of separate keypad systems per site
- ✓Delinquent-account lockout: revoke a specific tenant’s gate key for a past-due account without cutting off anyone else
Nimbio vs. a shared keypad code at the facility gate
Most self-storage facilities still run on a single shared gate code that gets passed around, rarely changed, and eventually leaks to former tenants. Here’s the difference individual digital keys make.
| Feature | Nimbio | Shared keypad code |
|---|---|---|
| Access tied to an individual tenant | Yes | No — one code for everyone |
| Can be given a scheduled expiration date | Yes | No — requires manually resetting the code |
| Entry log per person | Yes | No — only shows the code was used |
| Code-sharing / tailgating risk | Eliminated | High — code spreads beyond active tenants |
| Visitor/vendor entry without a shared code | Yes (GuestView) | No |

Frequently asked questions — self-storage gate access
Does Nimbio control access to individual storage units?
No. Nimbio secures your facility’s gate and other shared entry points, not individual unit doors. Units continue to use a tenant-supplied padlock or cylinder lock, which is standard practice across the self-storage industry. A cellular controller on every unit door isn’t cost-effective at facility scale, and Nimbio doesn’t currently offer a per-unit lock integration. Facility-wide entry control at the gate is where Nimbio delivers the most security value.
Can Nimbio replace our existing keypad or clicker at the gate?
Yes. Nimbio wires in parallel to your existing gate operator, so your current keypad and any clickers keep working during the transition. You can migrate tenants to digital keys at your own pace — there is no forced cutover.
How does tenant access get shut off when someone stops paying rent?
A facility manager revokes that tenant’s digital key from the Cloud Portal in a few seconds — no re-coding the gate, no affecting any other tenant. Keys can also be given a scheduled expiration date up front, so they deactivate on their own without a manager having to act that day.
Can key issuance and revocation be automated to match my leasing software?
Yes, if you connect Nimbio’s REST API to your facility or property-management software, you can automate key issuance on move-in and revocation on move-out to match your own records. Without that integration, keys are issued and revoked manually by staff through the Cloud Portal, though any individual key can still be given a scheduled expiration date.
Does Nimbio work at an unmanned or remote self-storage facility?
Yes. Nimbio runs on a pre-installed multi-carrier LTE SIM, so there’s no dependency on facility Wi-Fi or a wired internet connection at the gate. It’s well suited to unstaffed and remote facilities where running network infrastructure to the entrance isn’t practical.
Can one operator manage gate access across multiple storage facilities?
Yes. Multi-site operators manage every facility’s gate from a single Cloud Portal login instead of maintaining separate keypad codes and systems per location.
